What is the RAK Government Portal?
The RAK Government Portal provides the citizens and visitors to Ras Al Khaimah an electronic gateway for a single point of access to different services and information provided by the Government. The RAK Government Portal is a modern, efficient citizen oriented platform for e-government in Ras AL Khaimah. It is run by the Electronic Government Authority, Ras Al Khaimah.
How do I search for information on the Portal?
One could use the search function at the top of every page to search for key words among the different pages of the Portal.
How do I find government department and other entities on the RAK Portal?
The different departments of the Government of Ras Al Khaimah can be found in the Departments tab on the menu bar. The different federal departments / entities can be found at the federal departments tab on the menu bar. Access to other e-governments of UAE is provided on the other e- governments tab of the menu bar.
How do I send in my feedback / contribution to improve the RAK Portal?
We endeavor to continuously improve and update the content. However, we do rely on your feedback to make the RAK Portal as accessible as possible. Please send your comments, ideas and feedback and help us to develop our services further.
Registration and Sign In
Why should I register on the RAK Portal?
By registering on the RAK Portal, you get access to a host of services and information that is delivered to you over a secure channel.
How do I register?
To register, please fill in a simple form with your details. Select a username and password. Registration is free. Anyone can register. By default, you will have all the common accesses available to individuals. You can request for any special access to business or government employee services that you may need. This will be provided after due verification.
How do I select a user name and password?
When you register, you need to choose a username and a password that is not easy to guess generally. Your user name can contain alphabets, numbers and special characters. The username should not start with special characters or spaces. It should not contain special characters like @, &, â??, (,),<,>. Extensions that imply a email or web address like .com, .net, .edu or other such variations are not allowed.
The password should be at least 8 characters long and must contain at least one lower case or uppercase letter and one digit. It can include special characters but not spaces.
Can I change the user name?
Once registered, the username cannot be changed.
Can I change the password?
Yes. Please follow the change password process on the login screen. The changed password will be effective from your next login.
What do I do if I forget my password?
Please follow the forget password process on the login page.
How can I update information on my profile?
Go to the edit profile process on login page and update the information. Click Save and finish the process. Your profile will be updated with the changes.
e-Service
What is an e-service?
An e-service is an electronic service that is provided online. These services can be accessed through any computer that is connected to the internet. Centralized access to the different services of the government departments of the Government of Ras Al Khaimah is provided. The e-service provides you the convenience of availing the service from a convenient place and at a convenient time without the actual visit to the concerned department.
Who can use the e-services?
The RAK Portal provides many types of services addressed to the different segments of users. Some services address the general public, some are for the business users and some services are exclusively for Government employees.
Online Tenancy Contract Registration Service
What is the Online Tenancy Contract Registration Service?
It is an electronic service where you can submit your tenancy contract for registration online to the lease contract registration unit without having to visit it personally
What the difference between this e-service and the currently provided service at Land and Property Department?
Both are actually the same service with the same steps and required documents. However, by using the online service you don’t have to go to the land department by yourself, or stand in long queues to purchase a tenancy contract, or go to a typing office to fill it for you. You can do all this from the comfort of your own home or office and the request will reach the same officers in Land Department who handle the daily requests of Tenancy Contract Registration. Furthermore, you’ll be receiving through your email a signed and stamped contract
How can I login to this service?
First you have to Create an Online User / Register Smart Pass. Then you have to go to Launch the service from RAK portal by selecting Service Guide > Government > RAK municipality > Land and property sector > Online Tenancy Contract Registration
Why do I need to use this service?
Because it will save your time to get your contract stamped and registered legally by land department. It’s completely secure and guarantees that you receive the contract within 2 hours at your registered email.
Is this service available from outside Ras al-Khaimah?
Yes, you can submit your contract from outside Ras- al-Khaimah. However, you need to make sure that the contract is signed properly by the lessee and the lessor
Is this service available all the time?
This service available 24 hours / days. However, the approval on your contract from the land department will be only during their working hours 7:30 – 2:30.

Is this service for all contracts types?
Yes, you can select your contract type either residential, commercial or investment
How will I receive my contract after it gets approved by the land department?
You will receive your stamped and approved contract by email AFTER paying the required fees
How can I know if I selected the right contract type?
If you aiming to lease a residential unit, then you should select residential contract. Thus, the system will show you a Green contract with title “Residential Tenancy Contract”, as well as the related documents
If you aiming to lease a commercial place, then you should select commercial contract. Thus, the system will show you a Blue contract with title “Commercial Tenancy Contract as well as the related documents
If you aiming to generate an investment contract, then you will select investment contract. Thus, the system will show you a Red contract with title “Investment Tenancy Contract” as well as the related documents
Where can I input the rental amount?
Inside Rent details section, you mention all details regarding the rent amount and the method of payment. For more details Check section 5 “Rental details related FAQs”.
Can I modify the information after submitting the request?
Unfortunately, you are not able to update the information after submitting the request. However, in case you are not sure about anything, you have the ability to save your request as draft to be continued later
What If my request got rejected?
You will be able to see your case with rejection reason, Edit the required and re-submit your contract again.
Note: in this case, you will not be asked to re-pay the administration fees again
What If I want to renew my contract?
Then you have to create a new contract
How I can print the contract to sign it?
After filling the contract, at the bottom of the screen, you can find print button for this purpose.

Lessee Details
What is the lessee?
He is the person/entity who will lease/rent the unit. And could be a person or company.
How can I add the lessee information/
By clicking on the button “click to fill lessee”. The system will provide you many ways to add it, you can choose any of the following:
- I’m the lessee: Only choose this if you are the lessee. And in this case the system will fetch your information automatically using your account that you already logged in with
- Search with Emirates ID: Search on the lessee information using the Emirates ID
- Search with Unified No/Passport ID.: in case you want to add the lessee using his/her unified number/passport ID
- Trade License No.: In case the lessee is a company and you need to add the information using the Trade License number.
I have problem with adding the lessee by Emirates ID?
Well, the system provides four options to add the lessee information, and these options are explained in Question 2.2
I added the emirate ID of the lessee, however, the system still asks for the passport ID or unified number?
That means that the lessee is a new person in the city, and the system need to create a business partner record for him. However, next time the system will be able to identify this lessee by one of the mentioned options.
In this case please make sure to fill in all details correctly to make sure all information is recorded in a proper, to get your contract approved.
What are the required documents from the lessee?
The lessee could be a person or company. Hence, the required documents will be as per the type of the lessee. if person, you will be asked for lessee ID. Otherwise, you will be asked for the company trade license.
What if the trade license of the lessee has expired?
In order to get your tenancy contract, you need to attach a valid trade license copy, as well as other attachments.
Lessor Details
What is a Lessor?
It’s the entity/person responsible for leasing the unit to the lessee.
How I can add the Lessor information?
By clicking on the button “click to fill Lessor Information”, then enter the required information, starting with title deed number.
What If I don’t have the title deed number?
Unfortunately, in order to initiate the service, you need to have a valid title deed number.
What the meaning of title deed number?
Title deed, is the document that prove the Unit OR parcel information, as well as declares who owns it. Each title deed has a number and you can easily find it in top right corner of the document.
Where can I find the title deed number?
On the top right corner of the title deed document.
What is the meaning of the lessor role?
The person who is responsible to lease the unit for the lessee, he can either be the owner or a 3rd party (investor, delegate …etc)
What is the meaning of 3rd party?
If the person responsible for leasing the unit (lessor) was an investor, delegate person or any other party different than the owner, then select this option.
What if the Lessor’s shown phone number is wrong?
You have the ability to edit it and enter the correct one.
Property Details
What’s this Section for?
All the details of the property which the lessee wants to lease/ rent, will be mentioned here in this section.
What does FEWA mean?
It Is your record / account ID in Federal Electricity & Water Authority
The system displays an “Error message”?
Double check your property information if there are any mandatory fields that are not filled.
What If I don’t have FEWA number?
It’s not required field as you can proceed with your request without it. However, if you have it, it’s better that you add it as well.
Rental Details
Why am I not able to set the contract’s end date more than one year?
Due to the Land Department business rules, the lessee has to renew his contract every year
What the meaning of tenancy purpose?
The type of lease, if is residential, commercial…. etc.
What if the lessee wants to pay the rent on monthly basis?
Yes, from Method of payment field, you have the ability to determine if the payment is on monthly basis or the number of installments according to the agreement between the lessor and lessee.
What is the meaning of deposit Amount?
It Is the first amount paid by the lessee as deposit for the leasing process.
Special Condition
What if there is a special set of conditions between the lessee and the lessor?
In the eservice, we have provided a dedicated section for special conditions, which you can use to mention any special conditions between the lessee and the lessor.
How many characters can I enter inside special condition section?
You can enter up to 600 characters
Should I enter the special conditions in Arabic or English?
It should be in English and Arabic
Occupant Details
What I need to write here?
In case the occupants are not the lessee, then you need to mention their names in this section / table. For example if you’re renting an apartment with your friends, so one will be the “Lessor” and the rest will be ”Occupants”

What are the required documents to register my residential contract?
For residential contract, you will be asked for the following documents:
- Lessee ID or trade license of the lessee
- Lessor ID or trade license of the lessor
- 3rd Party documents which can be a delegation letter or an investment contract, etc. in case the lessor was 3rd party
- Tenancy contract (printed, signed and scanned)
- Title deed
What are the required documents to register my commercial contract?
For commercial contract, you will be asked for the following documents:
- Lessee ID or trade license of the lessee
- Lessee ID or trade license of the lessor
- 3rd party documents which can be a delegation letter or an investment contract, etc. in case the lessor was 3rd party
- Site inspection certificate
- Security system certificate
- Tenancy contract (printed, singed and scanned)
- Title Deed
What are the required documents to register my investment contract?
For residential contract, you will be asked for the following documents:
- Lessee ID or trade license of the lessee
- Lessor ID or trade license of the lessor
- 3rd Party documents which can be a delegation letter or an investment contract, etc. in case the lessor was 3rd party.
- Tenancy contract (printed, signed and scanned)
- Title deed
Payments
How much should I pay for this service?
The electronic service has a submission fee of 25 AED. This is in addition to the percentage of contract amount of 5%
When do I need to pay the required fees?
You will get a notification when it will be required. However, the electronic service fee of 25 AED should be paid after submitting the contract form immediately, which is a prerequisite for the land sector to start processing the submitted form.
Then, the 5% of the contract amount should be paid after getting the land sector approval in order to get the stamped contract on your email.
Do I need to pay 5% percentage for commercial contracts?
No. The commercial contract doesn’t require the payment of the 5% of the contract amount.
Who can pay the required fees?
Any of the parties of the tenancy registration process, Applicant, lessee or lessor.
Product Registration
Why register the product?
Product registration is a prerequisite for trade services offered by PHD department to manufacturers, traders and packers. For example, manufacturers who wants to export from UAE, must have a health certificate. Any product that comes to UAE (import) must be registered in system and thus Facilitate Trade processes (Health / free-sale / shipment release)
Another important reason is to store Products data in RAK Municipality system to keep track of products within RAK market.
Why is RAK Product Registration system is important?
RAK Product Registration system is the first in UAE municipalities that allows the registration of all 3 types of products (consumer, food, and veterinary products)
Do customers have to register in ZAD system as well?
Customers will still use ZAD – UAE Food registration Federal system - to register to their products to be able to request the following services (Shipment Transfer – Shipment Release), so RAK product registration system will not replace ZAD system.
What Types of Customers should register their products?
- 1. Manufacturers in RAK
- 2. Distributors (import from other countries and emirates and distribute in RAK)
- 3. Packers in RAK.
Can a customer register the product more than once in RAK Product Registration System?
Yes, Registration for the same product can happen twice, first time as Raw Material then 2nd time after manufacturing it to be registered as a Final Product.
